The property is listed via expressions of interest with a guide of $3.5 million.
“It is a Tuscan villa and it’s pretty special,” Mr Beckett said.
“It’s a once-in-a-generation property; they just don’t come up often.
“I sold it to the owners about 12 years ago, and there are only a couple of spots there on the mountain, which is north-facing.
“There is nothing else like it there, so it is unique.”

Built by the original owners as a private residence, the property has been held by a Sydney-based family as a weekend getaway.
Mr Beckett said the property has generated strong levels of enquiry and pre-market interest from out-of-area buyers.
“We have already had inspections and had a couple before we went to market,” he said.
“We have noticed a big change in the market here in the last 12 weeks, with a return of that weekend buyer starting to look for holiday homes again.
“We lost that when the interest rates were higher.”
Mr Beckett’s recent sales in the Hunter Valley wine country region include a vacant lot at 40 Mistletoe Lane, which was transacted for $2,537,500 in August.
It was sold to a US-based buyer.
“It sold for $2.537 million, which is a record per acre for wine country,” he said.
“That was 20 acres of vacant land, and it will become an LA-based wellness retreat.
“Another property at 339 Talga Road sold for a record for two acres in the valley at $2.45 million, so the market is responding very well.”
